Building Engineer (Full Full-time

at Portland Art Museum Oregon in Oregon (Published at 18-05-2022)

Job Description

The Portland Art Museum invites applications for the position of Building Engineer. The Building Engineer is responsible for maintaining and operating the HVAC system and the building management system. This is a hands-on role that requires a high level of proficiency in building systems, electricity, equipment repairs, building design, and general building maintenance. The Building Engineer must know structural systems, control systems, and code requirements to diagnose complex mechanical systems. Museum grounds cover two city blocks (200,000 square feet) and three smaller offsite locations. The person in this position will report directly to the Director of Campus Operations and work closely with the Facilities & Maintenance Manager.

Essential Duties & Responsibilities

  • Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed
  • Works with the Director and Manager to establish and maintain effective preventative maintenance on HVAC equipment, plumbing, and electrical systems
  • Track and investigates mechanical, electrical and plumbing problems and coordinates their repair with the Facilities & Maintenance Manager
  • Guide, oversee and supervise contractors when performing inspections or repairs as assigned
  • Assist the contractor in getting building permits for the upcoming construction
  • Understand appropriate building codes/regulations
  • Study job specifications to determine appropriate construction methods
  • Coordinate between the construction contractor and the project lead to resolve field discrepancies in design packages and material delays
  • Coordinate scheduled and non-scheduled preventative and corrective maintenance with the Facilities & Maintenance Manager so as not to adversely affect the day-to-day operations of the Museum
  • Provide input to the Director of Campus Operations on issues related to energy management, system additions, improvements or corrections, and equipment conditions
  • May need to respond to emergency situations that arise during the day, such as leaks, power outages, etc.
  • Adhere to all OSHA, federal, and state safety guidelines
  • Maintains the hot water system and components (i.e. pumps, motors, etc.)
  • Repair condensate lift and recirculation pumps
  • Maintains the Adiabatic Humidification system
  • Cleans and repair the cooling tower system
  • Disassemble and clean chiller condenser and evaporator tubes


Secondary or Additional Responsibilities

  • Participate in the disaster management team
  • Performs other related duties as assigned


Supervisory Responsibilities

  • Supervises the Facilities Engineer
  • Decision making authority within department parameters
  • Partially accountable for control of capital assets
  • Partially accountable for long-range planning, while working with the Director of Campus Operations
  • Recruitment, mentoring, performance management, training & coaching. Serves as a leadership example being clear on the strategic direction of the department, being accountable and holding others accountable, and centering collaboration and the values of the Museum

  • Cooling tower and boiler water treatment
  • Advanced PC software skills, including building HVAC automation programming
  • Experience in a construction management role
  • Welding and soldering techniques
  • Health and safety regulations
  • Basic record-keeping techniques
  • Proper methods of storing equipment, materials and supplies
  • Demonstrated competency in general maintenance skills (carpentry, painting, janitorial)
  • Knowledge of commercial cleaning products, equipment and supplies
  • Excellent verbal and written communication skills

  • Thorough understanding of principles, theories, and practices of:
    • Electrical engineering including distribution systems
    • Mechanical engineering with comprehensive knowledge of pumping systems
    • Pipe fitting and plumbing on an industrial level
    • Instrumentation and controls as they relate to environmental control
    • Common construction practices
    • Hydronic systems
    • Water chemistry as related to open and closed loop systems
    • Steam and hot water generation and combustion efficiencies


Education, Formal & Informal Experience, Training Required, Certification, Etc.

  • High School diploma or GED equivalent
  • 3+ years? experience in the commercial building maintenance or construction field is required which includes mechanical, electrical, and plumbing operations for commercial office buildings
  • HVAC technical training and EPA refrigeration licenses preferred
  • Basic understanding in Building Automation Systems, preventative maintenance and work order systems


Job Conditions

  • Non-exempt/hourly position
  • Schedule/Hours: 40+ hours per week (6:00am - 3:00pm)
  • Onsite/Not Remote
  • Occasional travel
  • Night, evenings, and weekend hours as needed
  • On-call status
  • Extensive computer work
  • Work with chemicals
  • Possible exposure to vibration & noise
  • Requires working outdoors at times
  • Hazards include moving mechanical parts, electrical current, and exposure to chemicals, atmospheric conditions (fumes, odors, dust, mists, and gasses). May need to wear a respirator on specific occasions


Physical Activities

  • Frequent standing, walking, bending body to wait, use of fingers, talking, reaching, hearing, feeling, handling, and grasping
  • Occasional kneeling and climbing
  • Frequently lift/push/pulling up to 50lbs
  • Occasionally climb stairs and ladders (up to levels 20 ft. above the ground)
  • Occasionally work on roof tops
  • Must be able to talk, hear, climb, stoop, kneel, crawl, handle or feel objects tools or controls

  • This role is non-exempt/hourly, full-time status
  • Budgeted compensation is within pay grade L ($37.08 min - $44.50 mid - $51.92 max), depending on experience.
  • Shift differentials, for hourly/non-exempt staff, for hours worked within:
    • Evening hours (6:00pm-12:00am) will be paid an additional $1.00 per hour.
    • Night hours (12:01am-6:00am) will be paid an additional $2.00 per hour.
    • Shift differential only applies to onsite work.
