Property Manager Full-time

at North American Development Group in Texas (Published at 12-01-2019)

North American Development Group (?NADG?) has been active in the development, acquisition, redevelopment and management of over 200 shopping centers comprising well in excess of 30 million square feet. NADG has 11 offices across North America, 5 in the United States and 6 in Canada, and a team of over 150 seasoned real estate professionals. The NADG NNN REIT acquires income-producing single tenant properties nationwide, that are all under NNN or NN lease structure.

Property Manager (Dallas, TX)

The Property Manager will report directly to the Executive Director of the NNN REIT and indirectly to the President, and be responsible for overseeing the REIT portfolio, which is approximately 100 properties at this time.

Responsibilities:

  • Liaise with tenants for all accounting matters, including rent, sales report collection and accounts receivable;
  • Analyze financial statements and prepare and distribute monthly and quarterly reports to clients and owners;
  • Monitor, investigate and proactively address and/or escalate variances regarding accounts receivable, accounts payable, achievement of financial goals, etc.;
  • Code and approve payables invoices to comply with budget schedules;
  • Prepare and manage the annual budget for select properties within the portfolio;
  • Responsible for the management and operations of the REIT portfolio, including but not limited to, landscaping, property security, snow removal, parking lot, maintenance, cleaning, health & safety, waste management etc.
  • Administrative functions relating to property management including analyzing leases, abstracts, and issuing rental, billing and welcome letters and other relevant correspondence;
  • Manage preventative maintenance programs and identify appropriate repair/replacement projects to maintain the integrity of the assets;
  • Coordinate tenant move-ins and move-outs cooperating with the tenant coordinator;
  • Bid, negotiate, and manage conformity with vendor contracts
  • Supervise contracts/contractors? obligations and tenant projects;
  • Liaise with and direct building staff and contractors as required including tender and review of operational contract documents (landscaping, trash, cleaning, etc.);
  • Work cooperatively and effectively with leasing, lease administration, construction, accounting and other team members;
  • Maintain and update tenant and vendor information;
  • Maintain detailed and thorough records for tracking all property management activities for each property including all preventative maintenance schedules, insurance certificates, property taxes and tenant contact information.
  • Assist Property Management for the Dallas shopping centers as needed.
  • Other responsibilities as assigned from time to time.

Qualifications:

  • 5+ years of related experience with a multiple site portfolio and post-secondary courses in property management;
  • 5+ years of shopping centre marketing experience;
  • Ability to communicate effectively and professionally;
  • Must have a valid driver?s license, access to a vehicle at all times and be willing to travel to sites, when necessary;
  • Some overnight travel will be required;
  • Ability to respond to after-hours calls i.e. emergencies;
  • Ability to communicate effectively and professionally, both oral and written with owners, tenants and team members;
  • Ability to develop and sustain cooperative working relationships;
  • Strong time management skills including the ability to work under pressure and achieve quality results;
  • Results oriented, detail oriented and accurate; able to analyze, prioritize, and delegate
  • Very organized and able to resolve problems using facts and sound reasoning;
  • Ability to achieve goals using a strategic approach;
  • Proven innovation with a willingness to manage and adapt to change;
  • Mature and self-motivated team player with good conflict-resolution skills;
  • Ability to exercise confidentiality;
  • Strong Computer Skills including intermediate to advanced skills in MS Word, Excel, Microsoft Office and Outlook.
  • Knowledge of JD Edwards is an asset;
